With being an active investor myself and working with other investors looking for a valued investment. The key is values, the bottom line is always numbers, your margins and the amount of liquid cash you need to invest into the property for purchase or repair. It is always ideal finding an investment that is in a central location to an area of a city or town that is on a continual growth of equity, rentals and worst home on the best block. In looking for an investment this does depend on your needs as a buyer, the golden rule seems to be the amount of bedrooms, bathrooms, livable space, and location when it comes to a sound investment. When working with investor I am able to provide my own professional experience in looking for targeted areas, skills, and resources when it comes to evaluating an investment based on remodel, repair and updates due to back ground experience and design abilities. The bottom line is numbers based on repairs, your profit margins if you’re in a renovation investment and or your long term benefits with a rental. I do have access to homes that are being foreclosed prior to being placed on the market. Bank owned properties are owned by the bank but being outsourced by negotiators who represent bank vendors in the market. I am able to preview homes for the investor prior to listings, due to statistics on the area, comparable reports submitted to the investor and photos of the property if within in a 150/200 mile radius of Salt Lake City. I have professional companies that I work with Escrow Specialist on Title, Lending, Inspections and Warranty that have been in the industry for quite some time. As a professional and investor myself I do put your bottom line first and negotiate at the highest standards.
